Starting in July, we witnessed a market shift in Mammoth Lakes real estate. Based on the inventory levels, the transition from a “sellers” market to what is called a “balanced” market is official. A balanced real estate market characterizes an equilibrium between the supply of homes and the demand from buyers. In such a market, neither buyers nor sellers have a distinct advantage.
During a balanced market, prices tend to appreciate at a modest and sustainable rate. Both buyers and sellers have relatively equal negotiating power. The average time a property stays on the market before being sold is moderate, not too quick as in a hot sellers’ market, and not too slow as in a buyers’ market. In a balanced market, the conditions are optimal for both buying and selling.
